We find commercial properties in strong markets that meets our minimum projected returns. We target Class B and C assets between 50-200 units with value-add potential.

We use our own capital along with capital raised from passive investors, and the newly formed MIGA Capital Partnership works together to obtain financing from select third-party lenders to purchase commercial assets, sharing in cash flow, equity or both.

As General Partner of the newly formed partnership, we do all the work, such as:

1. We implement a variety of value-add strategies to improve the condition of the property while increasing the operational efficiency of the property and the net operating income, and;

2. After stabilizing properties and increasing the net operating income, we typically move to take advantage of the increase in value by refinancing and returning all or a portion of capital to our investors. Our goal in this scenario, is to reinvest this newly created capital in new opportunities that have the potential for repeating this process of adding value and continuing to grow our net worth.

Assuming the market conditions are right, we typically sell properties after a 3 to 5 year holding period and return any remaining capital to our investors.
